The site for this development is in close proximity to the central area of Margate, a small township south of Hobat, Tasmania. An extensive site analysis indicated great opportunities existing on the site for accommodating a range of housing types including independent living units for the elderly as well as some care accommodation such as a nursing home.

Three possible options studies have been prepared showing best use of the site including the use of its gentle slope, a great feature of the site being a large wooded area in the south western corner, a public open space for the full length of the bordering rivulet, and a large farm dam which has been incorporated in the master plan as the main settlement pond for the sites stormater system exemplifying our approach to water sensitive urban design.
