Maning Avenue
An exploration of an idea for a town homes development which is intended to deliver a "Street based Design". This project focused on formalising dwellings that front the main circulation system much like an ordinary street based system. Most dwellings have front fences with paths leading to front doors covered with verandahs. Landscaping is to provide a further layer reinforcing the zone between the public and private domains. Functional layout requirements were to provide Living room/ study areas to always overlook the internal street environment. Variety in Accommodation is achieved and expressed in a unified architectural style. A Safety Conscious layout expressing a sense of accessibility to street frontage type buildings providing eyes on the street. Landscaped driveways and paths to accommodate a pedestrian friendly environment will be achieved with existing and new planting. ESD + Solar Access Plans are based on north orientation of main living areas for optimum solar access. Proximity of the site to a Heritage listed building called for extensive consultation with the surrounding neighbours to ensure the new development was accepted as a natural evolution of the neighbourhood and contributed to the future heritage of the area.
